230 Coxwell Ave is a 14,500sf, new 4 storey apartment building with 20 deeply affordable homes and amenity space including a landscaped outdoor area. The unit mix includes 17 one bedroom units, 5 of which are barrier free and 3 studio units.

Incorporating sustainable features was very important in the design. The structure of the building utilizes a lightweight wood frame to reduce the amount of embodied energy present in concrete and steel. Where concrete is used for foundations, a carbon sequestering concrete mix is used. The roof is a combination of green roof and high solar reflectance finish to reduce solar heat gain. The building envelope is very well insulated. There is storm water containment on site and air cooled heat pumps reduce natural gas usage. Materials are selected for durability and low maintenance.

The amenity room in the building is served by a back-up generator which powers the dedicated heating and cooling in the room as well as the water supply. This means residents can shelter in place during power outages.
